My contribution is from the evaluation side. I'm a Home Inspector and Thermal Infrared Inspector. Most buyers (and sellers for that matter) haven't got a clue about the real condition of the house in question. Do you as the Realtor? Most likely not. Don't even get me started on the foreclosures! LOL
So how do you know what you are getting into? Let me come a look and tell you exactly what condition the property is in.
I work in the southern California area around Los Angeles.

If you have any question about the process or about some issue have found on a property, ask away. I'll answer if I can.

Some lenders, like Countrywide (now B of A) were the worst at accepting short sale offers. Listing agents have to become a royal pain in the butt to the lender so they will accept or decline. Waiting for an answer is not the solution. Phoning them daily will get things moving quicker.

If you have a buyer with unrealistic expectations then you need to educate them to the realities of the marketplace or you will just be spinning your wheels with these clients and after many failed attempts at low-balling they will either give up or find another realtor to work with. Informed and better educated consumers are more likely to make better and more informed choices and decisions. If you only do what they ask you to do you are headed for disappointment, frustration and no closing.

Thanks for inviting me to your group. I would like to share with the group a new website I am designing that is specific to the foreclosure market in IL. It is different than other sites that address this market in that all of my information comes from real estate agents. I have found a way to only post realtor listings that are Short Sales and REO bank owned. In addition, I will be posting Sales data to this site. It is also a blog format and I encourage other agents to become involved with me and write blog articles specific to their market. I hope to see some of you in this group participate...

I was just invited to join this group by Mark Watters (thanks Mark). Looking forward to networking with all of you.
