Hi to all,

Just joined. I am a REOS specialist through education I did with Cathy McDaniel and the AREU specialized courses and network. And with real life situations we all have certainly faced since many months.

I have a general set of questions that might be opportunities for those really involved and with the right connections bank management, REOS, or assets and decision level making.

As the official liaison & ambassador fromt the FNAIM French Federal association of brokers owners National federation, as well as Paris board, regional Ile de France association, and past 9 years/+ chair of the wealth management, investments, insurance and ancillary real business committee, we have access to clients seeking before or after retirement, under specific opportunities to invest some discretionnary funds to remain some how active (fiscal and personal purposes). We might, with right connections and offers prepared to submit some deals for consideration by our brokers and our wealth investment managers to present to their clients. We also have banks willing to do if properties are in France and they will finance up to 70 % of the appraised properties and up to 30 % of their income cash flow capacity. Money will then be available cash for US purchases, directly or indirectly (homes, businesses, or smaller equivalent of REITS or TIC type of entities).

We are all legally licensed in France and the EU to do these deals. Also we carry insurance, bounds and all what is required in the UE, which is more stat was US and some state require. Some of us are dual licensed (like myself in Florida as well as France). Also we have trained many of our brokers - not associates - to be CRS under the REAP specific foreign education designation courses, as well as CIPS and TRC. We as FNAIM are with NAR the first chartering members of ICREAs. We therefore use common and approved by NAR referrals agreements in various languages. Also we are willingly sharing and offering CRS, CIPS, referrals. Most of those NAR's designations, certifications holders do speak English. Others brokers might be interested, though not all of them are fluent or able to deal in English. But most of them are open to negotiate preferably with the broker of records or the office manager. I still train and explain them to consider associates requests to refer. We also use specific integrated IDX that allow us to show and to exchange MLS properties through a dedicated 13 multilanguage translation platform and network used by almost 600 000/+ REALTORS, called Immobel. This allow a number of new outreaches - FNAIM M has posted over 500 000 listings that any one belonging to the IDX could offer -, and relations that will allow any related Global IDX members to exchange securely the referrals. It has been tested and active for 2 years between Paris (FNAIM), Miami (RAMB) and Sarasota (SAR) in Florida. It is also going to be available at national US level to be announced during NAR's convention next November. More opportunities are under work for the coming quarters from UE, to Asia and other markets.

We might be able to start some contacts and study further the above possibilities. This is not a one shot,e looking to create the long term relations. Evidently special markets can be also considere: New York, Washington, Los Angeles, San Francisco, Chicago, and other areas that are specifically requested by our French and Europeans investors. They are not looking for flipping, they are looking for return and building a medium term investment.

We will need to come up with a procedure, and a possible agreement on how to deal abroad. A lot of questions are underlying, I certainly have answers to a bunch of them as I already have addressed them, while working with some of the states, regional boards, MLSs, and councils. Some of you may cross path with me. If not you will find some "credential" in the signature. Some answers will be to obtain - if willing, interested, ready and able -, from the banks, in case they might be looking to sell in bulk and agree to deal with foreign buyers. Each deal will not succeed, at least not less than any domestic offering, but if we can organize some outlines and coconduct as well as manage to create the right selecions and use the proper pipeline, we could to offset loss of time, money or issues. This might be a way to achieve our real estate professional endeavors. It will probably not be for all deals and case or configuration that might exist. If just some are closed and it allowed to move properties, we will have then done our work to assist to sell-buy real estate and respond to our duty.

It could be done on an individual basis or some kind of portfolio and/or system to set-up satisfactorily to all involved parties. Also possible as our brokers are formally licensed to do that - contrary to US where a SEC agreement as series 6, 7 or other might be required: we can sell and offer management, as well as TIC type of purchase. Which would be a possible answer to bundle and offer sensible solution through portfolio REOS arrangements.
