I am student of real estate investing to include all strategies. My primary focus, presently, is landlording; therefore, I am very interested in any information, tips and tricks to improve and grow in this area of the business.
I am also very interested in learning as much as possible about Private lending as I have been a private lender and have had private lenders contribute to my business. It is a very productive strategy that involves no hands on work with real estate projects and, best of all, it can provide a very good return on your investment.
I've learned that people really need to educated regarding private lending to actually dive into the process and reap the benefits. Therefore, my goal is learning as much as possible to educate those who would like to take action, but are not sure about how the process really works and are mentally blocked from moving forward because of the fear of potential risks involved.

Hi Karen,
I'm actually a commercial broker in Tucson, AZ, but I have watched cap rates rise from the high 6% range in 2005 to 8.5-9.25% now. The only commercial property reasonably spared from this "recession" are apartments located within 2.5 miles (easy walk or bike ride for students) of the University of Arizona.
I would like to hear from other real estate investors who are signed up on this site so please let me know who is out there and what you're doing, etc....
