Often times I hear about fellow agents who get frustrated with real estate. Quite understandable! It's most definitely a new market. The days of standing on a lawn, pen and paper in hand ready to write a quick offer with the next driver that pulled up are gone!

We are in a "Price War and a Beauty Contest" the likes of which has never before been seen. Yet, here we are.

Distressed properties abound, making it difficult for anyone to get a warm and fuzzy feeling about the market. There's too much pain in the way and sometimes, we can't feel any pleasure when we get paid (those checks have been short sold too!).

Many of our fellow agents have resorted to drastic measures like, "I don't do REOs or Short Sales" and I wonder..."what else is there?!"

Getting trained can be expensive and we're all watching our bottom line. But wait, don't dispair - if you come across somebody who you know will need to sell via a short sale or risk loosing their home, don't say "no" to the listing or worse, don't take the listing at a higher price only because the owner insists the home down the street sold for that much more just a short while ago (in 2007).

If you simply refuse taking a distressed seller listing (or worse, take one and expose yourself legally because of lack of training and support), or you are working part-time in the business and can't or don't have time for the intensity of handling a short sale - refer me the case and I'll gladly pay you a fee at closing.

The homeowner will receive expert advise and hopefully, get their home sold and out from under that dark cloud and you...well, you will look like a hero to them plus - you'll get paid for the referral when it closes anyway.

If you can't or won't take listings from distressed homeowners or you don't have the training or support to ensure the process is professionally handled in order to reduce or eliminate your legal exposure, refer me the case and receive a fee at closing.
